Character and buyers
With around 70,000 residents, Benalmádena has a distinctly family-oriented character. A cable car up Monte Calamorro, the Parque de la Paloma, an aquarium, a marine park and the Castillo de Colomares make it a destination for households with children. Demand reflects this: homes with three or four bedrooms are more sought after here than in towns geared mainly to couples or pure investors.
Buyers include Spanish second-home owners, holiday-let investors and, increasingly, people who work in Málaga and commute by train from Arroyo de la Miel.
The centres and neighbourhoods
- Benalmádena Costa: an international residential area on the first and second lines from the sea, with apartments and penthouses; the town's busiest holiday-letting zone.
- Puerto Marina: the marina, which has won international awards in the past, with restaurants and bars open all year. Mainly one- to three-bedroom apartments in well-kept buildings from the 1990s and 2000s.
- Arroyo de la Miel: the administrative and commercial heart, where most residents live. Resale flats from the 1980s to 2000s, priced slightly below the coast, and the Cercanías station.
- Benalmádena Pueblo: an Andalusian village at around 200 metres with sea views; villas, townhouses and the occasional building plot.
- Torrequebrada and Torremuelle: established urbanisations with villas; Torrequebrada sits beside a golf course and has active new-build development.
Property types and price level
According to our local partners, Benalmádena is fairly uniform in price: property type determines value more than exact location. About three quarters of supply consists of apartments and only around 5% of villas. Indicative averages (third quarter of 2026):
| Type | Average price | Average size |
|---|---|---|
| Apartment | €294,000 | 80 m² |
| Penthouse | €441,000 | 105 m² |
| Townhouse | €477,000 | 145 m² |
| Villa | €709,000 | 220 m² |
| Building plot | €246,000 | 500 m² |
Apartments on the coast and around Puerto Marina typically start at around €200,000. Sea-view villas in the village or Torrequebrada range from roughly €400,000 to €1.5 million.
Rental market
Our local partners estimate gross rental yields at around 6.8% a year, before community fees, IBI (the annual local property tax), taxes and vacancy. Benalmádena Costa and Puerto Marina are the most active areas for holiday letting, and the family attractions keep demand going beyond the high season. Arroyo de la Miel mainly attracts long-term tenants who live there permanently, while Torrequebrada sees demand for longer seasonal lets. For holiday letting, check for each property whether it holds a VFT registration (vivienda con fines turísticos, the tourist rental licence).
Access and amenities
The airport is about fifteen minutes away. From the station in Arroyo de la Miel, Cercanías line C-1 reaches Málaga and the airport in just over twenty minutes and runs in the other direction to Fuengirola. The municipality has around nine kilometres of beaches, and Arroyo de la Miel offers shops, schools and everyday services.
Points to watch
- Distance between centres. Driving from the coast up to the village takes about ten minutes on a winding road. Without a car, moving between the centres is difficult, and from the coast or the village you reach the railway by bus or car.
- Building plots. Plots are in limited supply, mainly in the village and Torrequebrada. Building involves permits, a design and time; seek advice before signing an arras contract (a deposit agreement) on a plot.
- Fast turnover. According to our local partners, stock here sells faster than anywhere on the coast except Torremolinos, so good properties are often available only briefly.
