Living and investing in Nerja

Nerja lies in the Axarquía, east of Málaga, on a very different stretch of coast from Marbella or Fuengirola: cliffs, small coves and mountains close to the sea. Its property market is stable and geared towards longer stays.

At a glance

  • Eastern Costa del Sol: cliffs and coves
  • Little high-rise, recognisable white village
  • Long-established Northern European community
  • About an hour from Málaga airport
  • Quick sales, prices near coastal average

Character and buyers

Nerja sits on the Costa del Sol Oriental, where the Sierra de Almijara runs almost straight into the sea. Far less of the landscape is built up in height than in the west, and the white village remains clearly recognisable. The Balcón de Europa, a viewpoint above the Mediterranean in the middle of town, is the heart of the place. The prehistoric Caves of Nerja are among the most visited in Spain.

There is a long-established foreign community, mainly British and Northern European, which makes the market more stable and less speculative than on the western coast. The distance from the airport largely deters weekend buyers; demand comes mainly from people who stay for long periods or live here permanently.

The surroundings

The centre around the Balcón de Europa is compact and lively. Along the rocky coastline lie small coves and beaches such as Maro, Burriana and Calahonda, while the protected Maro-Cerro Gordo natural area and the Sierra de Almijara offer countryside close at hand.

Property types and price levels

According to estimates by our local partners (Q3 2026, indicative):

Type Average price Average size
Apartment approx. €345,000 82 m²
Penthouse approx. €505,000 100 m²
Townhouse approx. €464,000 130 m²
Villa approx. €689,000 200 m²
Building plot approx. €253,000 500 m²

Apartments account for more than seven in ten properties on offer. Per m², the same estimates put Nerja roughly at the Costa del Sol average. Supply is absorbed relatively quickly, in an estimated thirteen months or so, slightly faster than the coastal average.

Letting

Our local partners estimate the gross rental yield at around 6.2%, before community fees, IBI (the annual property tax), taxes and void periods, which places Nerja mid-table on the coast. Because demand comes mainly from longer stays and permanent residents, it is sensible to model long-term or seasonal letting as well; see long-term letting. If you are considering holiday lets, check the licence position and the community's statutes beforehand.

Access

Málaga airport is about an hour's drive away via the A-7. There is no rail link: Málaga's commuter network serves only the western coast as far as Fuengirola. Nerja is reached by car or bus.

Points to consider

  • Distance and transport. If you travel often, factor in the journey to the airport and the lack of a train.
  • A different market profile. Do not compare Nerja like for like with the western coast; pricing and rental demand follow their own logic here.
  • Gross is not net. Account for all costs and take tax advice; see costs.

If you would prefer to live closer to Málaga on the eastern side, Rincón de la Victoria is worth comparing.
