Living and investing in Manilva

Manilva, the westernmost municipality in Málaga province, is the cheapest entry point on the coast and shows the highest estimated gross rental yield. The trade-off is a smaller market and longer selling times.

At a glance

  • Lowest price level on the Costa del Sol
  • Highest estimated gross rental yield
  • Four centres with very different prices
  • Borders Sotogrande and Cádiz province
  • Slower sales, more room to negotiate

Character and buyers

Manilva borders Casares to the east and the province of Cádiz to the west, where Sotogrande begins. It has just over 18,000 inhabitants, nearly four in ten of them foreign nationals. Around 60% of homes are not a main residence, making this a distinctly second-home market.

Manilva suits buyers of an apartment with a horizon of seven years or more, who do not depend daily on Málaga airport or an international school, and who are prepared to negotiate in earnest.

Centres and areas worth knowing

The municipality consists of several centres that behave as separate markets; asking prices per m² can differ by around half between the marina and the village.

  • San Luis de Sabinillas: the main coastal centre, with a promenade, supermarkets, a health centre and shops that stay open in January. Mostly apartments from the 1980s and 1990s; the most liquid part of the market and the natural choice for living or long-term letting.
  • Puerto de la Duquesa: a marina with 328 berths, restaurants and apartments around the water. The most expensive and most seasonal part: full in August, with many businesses closed in February.
  • Castillo de la Duquesa: quiet residential living around an 18th-century castle and Roman remains, with little supply and therefore few comparables.
  • Punta Chullera: the western edge bordering Cádiz, with views and Sotogrande close by.
  • Manilva village: the historic hilltop centre, some three kilometres inland among muscatel vineyards. Low prices, but no beach, and homes usually need renovation.

Property types and price levels

According to estimates by our local partners (Q3 2026, indicative):

Type Average price Average size
Apartment approx. €254,000 75 m²
Penthouse approx. €369,000 95 m²
Townhouse approx. €415,000 130 m²
Villa approx. €585,000 190 m²
Building plot approx. €185,000 450 m²

Supply consists mainly of one- and two-bedroom apartments and penthouses. The price advantage over Estepona lies in apartments; on the same estimates, townhouses and villas are in fact slightly more expensive per m². If you want a house with a plot, moving further west does not automatically mean a discount.

Letting

Our local partners estimate the gross rental yield at around 7.5%, before community fees, IBI, management, taxes and void periods; the net figure is usually several percentage points lower. Income is highly seasonal. An apartment at the marina earns mainly in summer, whereas Sabinillas has year-round tenants, including people who work in Sotogrande or Gibraltar. Holiday letting requires VFT registration (Andalusian holiday home). Information on restrictions for new licences in Manilva is not consistent, so check the current position and the community's statutes before you buy. See also tourist licence.

Access and amenities

From Sabinillas, Málaga airport is 85 to 95 km away, usually between one hour and one hour twenty, depending on traffic and whether you take the AP-7 toll road or the free A-7. Gibraltar, with its airport, and Sotogrande are close by. There is no international school within the municipality.

Points to consider

  • A slow market. Our local partners estimate that current supply would take around fifteen months to absorb. That gives you room to negotiate now, but it will apply equally when you sell.
  • Special levies. Large developments from the 2000s now face their first major renovations. Ask for the community's certificate of payments, the minutes of the last three meetings and the state of the reserve fund.
  • Unfinished schemes. Check that the licencia de primera ocupación (first occupation licence) has been granted and that promised facilities have been delivered.
  • Planning. The general plan (PGOU) dates from 1994, partially adapted in 2012. Request a planning certificate from the town hall; the nota simple (land registry extract) does not cover this.
  • Reference value. ITP (transfer tax) is charged on the higher of the purchase price and the cadastral reference value (as at 2026), so a sharp negotiation may save less tax than expected. See costs and seek advice from an independent lawyer.
  • Visit in winter too, to see which businesses close out of season.
