Character and buyers

With around 82,000 residents, a continuous promenade of some seven kilometres and a shopping centre made up of ordinary high streets, Fuengirola works twelve months a year. Healthcare, shops, schools and public transport do not depend on the high season.

A large foreign community, mainly British, Scandinavian and Finnish, has lived here for decades and stays all year. Demand comes from three groups: international permanent residents, families looking for an international school near the railway, and rental investors. Spanish buyers who work in Málaga are also active.

Neighbourhoods worth knowing

  • Centre and promenade: the highest density of services and most of the frontline properties; plenty of holiday letting.
  • Los Boliches: the old fishing quarter, with narrower streets, its own beach, its own station and a neighbourhood feel. Prices are close to those in the centre, so the choice is mostly about atmosphere.
  • Torreblanca: the quieter eastern end with its own station, slightly lower prices and rather more elevation and views.
  • Carvajal: a small beachside centre with apartments from the 1990s and 2000s, home to a mix of permanent residents and holidaymakers.
  • Castillo Sohail and Miramar: the northern area by the castle and the fairground, with newer apartments.
  • Los Pacos: the more affordable district, well connected and popular with British and Nordic residents.
  • El Higuerón: a hillside residential area and the town's most expensive segment.

Property types and price level

Around 81% of supply consists of flats and apartments; villas and townhouses are scarce. Indicative averages based on estimates from our local partners (third quarter of 2026):

Type Average price Average size
Apartment €286,000 78 m²
Penthouse €428,000 100 m²
Townhouse €467,000 135 m²
Villa €699,000 210 m²
Building plot €221,000 380 m²

A two-bedroom apartment in the centre or Los Boliches typically starts at around €180,000, rising to roughly €500,000 on the seafront. Villas in El Higuerón and Torreblanca generally range from €500,000 to €1.5 million. Distance to the beach and the station often influences price more than the neighbourhood itself.

Rental market

Our local partners estimate gross rental yields at around 6.5% a year, before community fees, IBI (the annual local property tax), taxes and vacancy. Fuengirola is one of the strongest places on the coast for long-term letting, as it has many permanent residents and demand is less seasonal. Los Boliches and Torreblanca offer the best balance between purchase price and tenant demand. The centre and Carvajal perform better for holiday lets but face more competition from tourist accommodation. For holiday letting the property must be registered as a VFT (vivienda con fines turísticos, the tourist rental licence); check this for each property.

Access and amenities

Cercanías line C-1 stops in the centre, Los Boliches and Torreblanca, among other places, and reaches the airport in about 25 minutes and Málaga María Zambrano station in about 35. By car, the airport is around 25 minutes away via the A-7. With the railway, a bus station and a walkable centre, many residents do not use a car every day. In and around the town there are international schools offering British, German, Swedish, Norwegian and French curricula, among others. The Castillo Sohail and the fairground host cultural events outside the season too. Benalmádena lies to the east and Mijas to the west.

Points to watch

  • Older buildings. Much of the housing stock dates from the 1960s and 1970s. Many buildings lack a lift or garage, and parking in the centre is difficult. Check the year of construction and the condition of the installations carefully.
  • A tightly priced market. Because there are so many comparable apartments, valuations are predictable and sales relatively quick, but an asking price that is too high stands out immediately.
