Living and investing in Rincón de la Victoria

Rincón de la Victoria is the first coastal municipality east of Málaga and is mainly home to people who work in the city. Investors here target long-term tenants rather than tourists.

At a glance

  • About 15 minutes from central Málaga
  • Kilometres of town beach and promenade
  • Mainly permanent residents and families
  • Steady demand for long-term rentals
  • Prices clearly below Málaga city

Character and buyers

Rincón de la Victoria works first and foremost as a commuter town for Málaga. Most homes are main residences, many families with children live here and buyers are predominantly local. Of the areas we follow, it is the least international, which makes the market fundamentally different from the western Costa del Sol.

The municipality has a town beach several kilometres long with a continuous promenade. Prices are clearly below those of Málaga itself, while the city centre is about a quarter of an hour away by car.

Areas worth knowing

La Cala del Moral, Rincón and Torre de Benagalbón together form one continuous built-up strip along the coast. A notable sight is the Cueva del Tesoro, one of the few sea caves in Europe open to visitors.

Property types and price levels

According to estimates by our local partners (Q3 2026, indicative):

Type Average price Average size
Apartment approx. €320,000 85 m²
Penthouse approx. €474,000 105 m²
Townhouse approx. €446,000 135 m²
Villa approx. €669,000 210 m²
Building plot approx. €223,000 400 m²

Apartments dominate supply. Per m², the same estimates put Rincón more than 10% below the coastal average. The market moves quickly: supply is absorbed in an estimated twelve months or so, making Rincón one of the fastest areas on the coast.

Letting

Our local partners estimate the gross rental yield at around 5.8%, before community fees, IBI (the annual property tax), taxes and void periods. That is on the low side compared with other coastal municipalities. Long-term letting works well here, as there is steady demand from people who work in Málaga. Holiday letting is less attractive: Rincón is not an established tourist destination and the high season is short. See also long-term letting.

Access

Via the motorway, central Málaga is roughly fifteen minutes away, a little longer at rush hour. Proximity to the city is the main driver of housing demand.

Points to consider

  • A residents' market, not an investors' market. A business case that relies on holiday lets is a poor fit here; work with long-term rents.
  • Rush-hour traffic. The short journey to Málaga applies outside peak times; test the route when it matters to you.
  • Full costs. Work out the net return including all purchase costs, see costs, and seek advice from an independent tax adviser.

If you would rather have a coastal village with an international community on the eastern side, compare with Nerja.
