The buying process in five steps

Buying a property in Spain follows different rules from those in the Netherlands, Belgium or Germany. We make sure every step takes place on time and in the right order.

  1. 01

    Introduction

We map out your objective, budget, intended use and financing options.

  2. 02

    Selection

We select areas and properties that suit your objective, including the letting options for each property.

  3. 03

    Viewing

You view the properties on site with our local partners, combined into a single trip wherever possible.

  4. 04

    Checks and financing

Legal due diligence by an independent Spanish lawyer, your NIE number, bank account and mortgage.

  5. 05

    Notary and beyond

Signing at the notary and, if you wish, letting and management through our partners.

Good to know

What to take into account beforehand

Buyer's costs

Resale property: 7% transfer tax (ITP). New build: 10% VAT (IVA) plus stamp duty (AJD). On top of this come notary, registration and lawyer's fees. We prepare a cost overview for each property in advance.

Holiday letting

Tourist letting requires registration as a Vivienda con Fines Turísticos (VFT). Municipalities and owners' associations may impose restrictions. We check this for each property before you make an offer.

Financing

Spanish banks also lend to non-residents, usually for a lower percentage of the value than you are used to in your home country. Our financing partner calculates the options for you in advance.
