Why the two-bedroom flat is the easiest property to sell

According to estimates from our local partners, 36.2% of the homes for sale on the Costa del Sol are two-bedroom flats, and in nine of the twelve areas tracked they form the largest segment. They suit five groups of buyers at once. That makes them the most liquid type of property on the coast at the moment you want to sell.

What liquidity means

Liquidity is how easily you can turn a property into money without giving much away on price. In property it has three aspects: the time to sale, the discount on the asking price, and the number of buyers looking for that type of home at the same time.

It matters more than it seems. A €300,000 property with an indicative gross yield of 6.5% produces €19,500 a year before costs. If you have to concede 8% when selling, that costs €24,000, more than a year's rent. At a 2% discount it is €6,000. The difference is decided by how many people want your property, not by the rent.

Share and price band by area

The price bands below are indicative, based on a typical size of 65 to 85 m² and the average price per square metre in each area, with data up to June 2026.

Area Share of two-bedroom flats Indicative price band
Manilva 44.4% €195,000–255,000
Torremolinos 43.2% €235,000–310,000
Benalmádena 43.1% €230,000–300,000
Nerja 42.9% €255,000–335,000
Fuengirola 42.5% €230,000–305,000
Rincón de la Victoria 41.6% €225,000–295,000
Málaga city 40.2% €245,000–320,000
Mijas Costa 39.5% €220,000–285,000
Estepona 37.3% €230,000–300,000
Mijas 30.4% €205,000–270,000
Marbella 22.0% €370,000–485,000
Nueva Andalucía 21.9% €400,000–525,000

In effect there are two coasts. In the strip from Rincón de la Victoria to Manilva, roughly four in ten homes for sale are two-bedroom flats. In Marbella and Nueva Andalucía it is two in ten, and three-bedroom homes dominate.

A large share alone does not ensure a quick sale. Manilva has the highest share but a small market, with about half as many transactions as Torremolinos. Málaga has the most transactions but also the largest supply, and so sells the slowest: an indicative 16.2 months of stock against 11.5 in Torremolinos.

Five buyers for one flat

A two-bedroom flat suits five profiles: the local couple buying a first home, the investor, the retiree downsizing, the foreign second-home buyer and the young family entering on price. A four-bedroom villa with a pool often has just one. More buyers at the same time means more viewings and less pressure to cut the price.

A one-bedroom flat appeals mainly to investors and first-time buyers, and banks tend to be stricter about lending on small units. With three bedrooms the price rises sharply while the rent barely follows; investors drop out and the flat competes with townhouses. If you plan to live there for many years yourself, the weighing is of course different.

Seven factors within the same segment

Within the same development and at the same price per square metre, time to sale can vary widely. Our local partners see the following orders of magnitude between comparable flats:

  • Ground or low floor: 8%–15% below an identical higher floor.
  • No lift from the second floor up: 10%–20% lower.
  • North-facing without direct light: 5%–10% lower.
  • Community fees well above the local average: 3%–8% lower. Banks count fixed costs; €115 a month more is equivalent to roughly €20,000–28,000 less borrowing capacity for the buyer on a 25-year mortgage.
  • Noise from roads or nightlife: 5%–12% lower.
  • No usable terrace: 4%–9% lower.
  • No parking where parking is difficult: 5%–10% lower.

These are not valuation coefficients. For the value of a specific home, see valuations and values.

Do not buy the cheapest flat in the development

The cheapest flat in a good development looks like an opportunity, but the discount usually has a fixed cause: the ground floor, a north aspect or a plant room next door. That cause stays. You buy at a discount and sell at the same discount, while paying the same community fees as the best flat. An average flat in the right development is the calmer choice. If your budget only reaches the bottom of an area's price band, look at another area. See also what €300,000 buys and selling speed by area.
